Robert "Rusty" Tweed
Robert “Rusty” Tweed is the Chief Executive Officer of TFS Properties, Inc., a California-based real estate advisory and commercial brokerage firm. He is a senior real estate advisor with more than four decades of experience guiding capital strategy, investment structuring, tax-advantaged transactions, and portfolio repositioning across multiple real estate cycles.
Rusty began his career in the early 1980s as an owner and operator of rental properties. During the aftermath of the Savings and Loan crisis in the early 1990s, he was actively involved in the acquisition, rehabilitation, and disposition of distressed residential assets, gaining early, hands-on experience in market dislocation, pricing inefficiencies, and execution risk. These formative years established a disciplined, downside-aware approach to underwriting and capital deployment.
In the mid-2000s, following changes in IRS guidance that expanded the use of syndicated ownership structures for institutional-grade real estate, Rusty became deeply involved at the intersection of real estate and securities. He emerged as a nationally recognized advisor in Tenants-in-Common (TIC) and related structures, working with and raising capital for leading institutional sponsors including Bluerock, Time Equities, Inland, Capital Square, Cantor Fitzgerald, and others. Over this period, he advised on and oversaw more than $1 billion in real estate transactions involving multifamily and commercial assets across the United States.
During the Global Financial Crisis, Rusty was actively involved in the restructuring and workout of distressed commercial real estate assets impacted by the collapse of the credit and mortgage-backed securities markets. His work included negotiating debt restructures and evaluating which capital structures and deal frameworks proved resilient under severe market stress. This experience further reinforced a conservative, execution-focused advisory philosophy grounded in capital preservation and realistic time horizons.
Across his career, Rusty has worked across a broad range of property types and transaction structures, including direct ownership, capital raising, acquisitions and dispositions, foreclosure transactions, development projects, and advisory roles involving complex ownership and exchange strategies. He has particular depth in tax-advantaged real estate planning, including Section 1031 exchanges, TIC structures, and Delaware Statutory Trust (DST) investments, and has advised investors nationwide on long-term portfolio positioning using these tools.
As CEO of TFS Properties, Rusty has assembled a multidisciplinary team of real estate professionals with complementary expertise across capital markets, investment placement, development, brokerage oversight, and execution management. Through the firm’s advisory platform, he works with capital investors and development sponsors to evaluate opportunities, structure transactions, and align capital strategy with development and execution realities.
